Whitney Oaks Homeowners Association – 3550 Moon Ridge Ct, Rocklin CA 95765
The Association management company and the Board are only trying to maintain the quality of the neighborhood and home values. Yes there are rules/restrictions. Yes, there may be times they conflict with how we would like to do things in and around our property, but everyone knew that when they bought their property and signed that they received the governing documents that spell out all the rules and expectations. This is a VERY livable neighborhood filled with great people, kids and an HOA that has been fair and reasonable. If you like the idea of owning a property that will likely appreciate in value more than surrounding areas, then embrace the HOA concept and restrictions and enjoy the benefits they provide. If you truly dislike the HOA concept then it is unlikely you will enjoy living here no matter how much you love the home or the look of the neighborhood. Keep in mind the quality of the neighborhood you are looking at is due in part to the restrictions and the Association maintenance of the property. Two pools, a fitness center and walking trails make this a unique, great place to live.
FYI-Guests CAN park in the street for up to 72 hours without Association approval. Variances for up to 2 weeks are possible by calling the management company and requesting one.
We live in Whitney Oaks and have to live with an expensive HOA that provides very little in value but runs the HOA like a Nazi organization. Service gets worse every year, which is hard to do, with fees constantly increasing and value going down.
We warn anyone moving into our community to really look at the HOA to see if you really want to live here.
I am constantly amazed at the number of people who move into a community with HOA fee's and rules, then complain about having to follow the rules. Just to clarify, Springfield is a separate community that pays higher monthly dues (nearly 2x) for the amenities offered. Many of the commitees are comprised of Springfield residents because many have time and also volunteer for the positions. An opportunity that is afforded to the entire association yet few participate. I have lived in the WOCA community since it was built and can say for certain that traffic studies have occurred and there is CONSTANT speeding throughout especially commited by the residents.Best advice to those who don't care for rules regarding speeding, on street/overnight parking, year round holiday decor, unkept yards and fee's, etc., move to some place that allows this. My family loves the quality of life in our community, our top rated schools, low crime, walking trails/wildlife and don't have a problem with "the rules" and paying for services.
I have lived in Whitney Oaks for 14 years and moved in when there were no speed lumps; speed lumps are not part of the master plan design for Whitney Oaks community in keeping with nature. They are not necessary lumps of asphalt with glowing white paint that you can see from space that would be intended to impede speeding traffic. The HOA has not provided any study in Hillcrest community that cars are in fact speeding, and although numerous homeowners were against speed lump installation in Hillcrest, the HOA felt they were acting in our best interest and installed them anyway; they also asked only 18 homeowners (on the street where speed lumps were to be installed) if they wanted speed lumps, which they did, and the HOA installed on their decision. That street, and every street in Hillcrest is a COMMUNITY street, where a decision by all Hillcrest homeowners should be a part of the decision to install or modify anything in any way on OUR COMMUNITY street.
I was warned about HOA's, but I believed that if many or majority of homeowners spoke up, by petition or at meetings or any communication to the HOA that the HOA would listen and act accordingly. The HOA board of representatives for 2013 has disappointed me greatly by not listening! The President of the board actually suggested to me at the monthly board meeting of November 2013 that I should "pass the street by and take the other street" to exit cul-de-sac where I live. That says to me he believes that particular street is a private/exclusively owned street for those people who live on that street.
The majority of the board positions are held by Springfield residents, and they didn't wanted speed lumps in their community, but 4 out of 5 approved lumps in Hillcrest without a traffic study to prove speeding is actually occurring. Hillcrest is a 150 home community, and the HOA directs us to a study conducted in Clubhouse, an 800+ home community; their traffic far exceeds what is happening in our community.
This HOA needs to make a better effort at representing ALL homeowners.
I don't think this board has the entire community in its best interest. Whitney Oaks is divided…into two communities retired community with 3 times the amenities, with clubhouse, pools, gym, rec room, clubs, travel groups everywhere as the homes not in Springfield have no clubhouse, 2 pools shared by thousands, no dance hall or meeting rooms, a minimal gym with one treadmill….however HOA fees are equal. The home owners not in Springfield are NOT allowed to use any of the facilities in Springfield of the board members are Springfield's resident's issues appear to be in favor of the retirement community. This is similar with the Architectural Review Committee. All of the enforcement people are from Springfield….
Do not move here! The HOA nazi's will ticket any overnight guest the very first night they leave their vehicle out in front of your home! If you dare to bring home a boat or RV and want to clean and get it ready for use, you may only have it in front of your home for twelve hours or less…otherwise you will get a nasty email threatening to tow your vehicle! There seems to be at least one nosy neighbor in each neighborhood who will immediately "report" your infraction, i.e., boat out front overnight for cleaning! I also received a letter from a so-called concerned neighbor who put a fake "neighborhood watch" logo on the letterhead and made firm suggestions that each of the neighbors only store vehicles in their personal garages, no boxes, no bicycles, no motorcycles, no extra furniture and suggested putting all extra personal property in paid self-storage! When you receive a threat of towing your RV or boat because it exceeded the 12 hours, they will claim to have received reports from at least eight or ten neighbors regarding this "issue"! The HOA does not have the best interest of the homeowners in mind!!!
